If you are have our MLS® Reciprocity module in regions where we offer the service, your website can feature both your OWN listings as well as MLS® feed listings.

Defining your OWN listings

Your OWN listings include homes you listed (of course), as well as listings that you brought a successful buyer to (you were the selling agent). You can also upload exclusive or off-market listings as your own. 

If you do not have MLS® Reciprocity, all that you will have on your website are listings you manually uploaded - hence they are all OWN listings by default. 

You are the listing agent of a new MLS® listing, it converts to your OWN listing

Our MLS® sync runs over a dozen times throughout to add new listings to your website. Any new listings under matching listing agent IDs on your website will be converted as your OWN listing, and also be set as a FEATURED listing by our algorithm.

The auto-import based on agent ID does not work in the TREB MLS® region due to lack of agent IDs provided in the reciprocity data feed. You can still import your listing as your own easily with the MLS® Number.

You can then edit the listing with full control, and enhance its appearance for the best performance: 

• Set a custom heading and enhance the description of your listing (unlike most MLS® systems, our websites do not impose a character limit, and you can add headings/bold/italic text so looks cleaner. This also helps your website perform better on Google™). 
• Upload better resolution photos to its photo gallery without a quantity cap, and name each photo for better performance on Google. The MLS® imported photos are already compressed to be small, and in some regions it will bear an ugly "R" watermark. We highly recommend replacing MLS® imported photos with your own higher resolution photos from your photographer. 
• Customize the meta title & description for better appearance on search engines as well as Social Media share previews.
• Attach floorplan PDFs, home tour videos and/or virtual tours (such as 3D Matterport).

The enhancements that our system allows agents to perform make the content of your listing far better than the MLS® default. Listings converted as your own are protected from being overridden by the MLS® information, except the LISTING PRICE and OPEN HOUSE dates. Any changes in photos & descriptions on the MLS® are NOT applied to your own listings on your Brixwork website anymore to protect these enhancements.

When you sell the listing (woo hoo!)

When the listing sells, you must manually set the status to SOLD (or show on both if you want to keep it under the featured active listings for a while). If you brought the buyer to a successful transaction, you need to convert the MLS® listing as your own before it removes itself from the reciprocity feed.

You can feature any MLS® listing even if you are not the listing agent (not as your OWN listing)

Running low on inventory? Saw a spectacular listing by a colleague you want to showcase? Our MLS IDX system allows you to feature listings from other agents on your homepage and/or featured listings pages (the most common configuration).

Because these listings belong to another agent, you cannot make any modifications to the listing. It will update itself from the MLS® feed regularly, and remove itself when its no longer active (regardless of whether it sells, expires, or cancels).

• Blue colour band - another agent's MLS® listing, featured on your website (RECIPROCITY LISTING).
• Green colour band - your OWN listings, and also set as ACTIVE.
• Blur - your OWN listings that are hidden.
• Red colour band - SOLD listings (they must be your OWN at this point - you cannot mark listings as sold unless they are already imported as your OWN).

Summarizing the Behaviours Between OWN listings  vs Featured MLS® listings

OWN Listings (Green or Red)

• Once imported as own, you have full control of photos, content & other details.
• Will import MLS® photos just ONCE at the beginning.
• Once the gallery has any photos (imported or uploaded manually), it will no longer sync new photos on the MLS®. 
• Only updates price and open house dates from MLS® - no further changes will reflect on your own website to protect the enhancements made to the heading, description etc.
• You must set as SOLD, or REMOVE/HIDE when the time comes.

If you upload new photos to the MLS®, this will not apply to your OWN listings automatically. We recommend you upload photos directly to our back-end for higher quality photos and better control over the ALT text. If you wish to override with new MLS® uploaded photos, you can delete all photos in the gallery of your OWN listing and wait for the next MLS® sync cycle. The sync will import photos to your OWN listing if there are NO photos on the gallery at the time of sync.

FEATURED MLS® (Blue)

• You can only set the display order - no other edits are possible.
• It fully self-updates from all MLS® info changes (photos, desc, price etc.)
• It will remove itself from your website once no longer active.
